Home buyers see mortgage interest rates rise on new deals

Home buyers have started to see their mortgage interest rates increase when their initial deals come to an end, Britain’s biggest lender has warned.
Halifax, part of Lloyds Banking Group which is 41 per cent nationalised following a bailout during the financial crisis, is introducing a new standard variable rate of 3.99 per cent for all customers taking out a home loan from the beginning of the New Year.

Existing home owners currently pay a rate of just 3.5 per cent, which equates to a saving of £40 a month on a typical £150,000 mortgage, compared with the new rate.

While the difference in the two rates remains low, it has the potential to widen substantial if the Bank of England increases interest rates. Halifax has guaranteed that its existing Standard Variable Rate will not go higher than 3 per cent about the Bank Rate, which is currently 0.5 per cent.

However, the new rate – called the Homeowner Variable Rate – will not have a cap and it will not be linked to Bank of England interest rates. Halifax blamed the new rate on market conditions and the higher cost of funding.

The introduction of two rates follows a similar move by Nationwide, Britain’s biggest building society, and experts expect other lenders to follow.

Customers taking out a new deal in the New Year will not revert to the new rate before 2013.

All existing customers will remain on the lender’s existing Standard Variable Rate. However, any customer taking out a further advance or product transfer will do so under the new Halifax Homeowner Variable Rate.

Sharp drop in UK borrowers choosing fixed rate mortgages

The proportion of people opting for fixed rate mortgages has halved during the past two months following increases in the cost of the deals- despite record low interest rates.

Mortgage broker John Charcol said only 42pc of its customers took out a fixed-rate mortgage during August, down from 83pc in June and the lowest level since December last year.

The majority of people instead opted for variable-rate deals, with 58pc of the home owners advised by the group taking out a tracker or discount mortgage.

The fall in the popularity of fixed-rate deals was even starker in terms of the value of mortgages arranged by the broker, with just 37pc of loans by value put on to fixed rates.

The shift has been driven by a sharp increase in the cost of fixed-rate mortgages seen during June and July after wholesale funding costs rose. But although money market rates have since fallen back, very little of the drop has been passed on to new borrowers taking out fixed-rate deals.

At the same time, competition in the variable-rate market has increased during the past month, with two lenders launching sub-2pc deals.

The cheapest two-year fixed rate mortgage currently available is 3.59pc from Leek United Building Society, for people borrowing up to 75pc of their home’s value, while the cheapest variable rate deal is HSBC’s two-year discounted deal at 1.99pc for those with a 40pc deposit.

The majority of mortgages arranged by John Charcol continued to be taken out by people buying a home during August, with this group accounting for 57pc of loans arranged, with people remortgaging or transferring to a new product making up the balance.

UK BRC retail sales figures are reported eye-brow raisingly strong.

It has to be assumed that the deep discounting that was seen supporting the figures prior to Xmas has been continued going into the New Year and bargain-hunters remain resilient to the downturn.

The UK RICS house price survey was less optimistic with an average of only 3.3 properties sold per estate agent per month reported. The problem for the housing market seems less with demand (viewings were well up as people perceived that current property prices presented a good opportunity) but more with the provision of finance.

Yet again green shoots are floundering on the reluctance of Banks to provide cash.

Today is all about Government cash raising and the US economic assistance. In the UK we have the latest issue by the DMO. This time it is for a further £3.25 billion of the 4.5% 2019 gilt and again the market will watch for the measure of demand and the length of the price tail just to see how appetite is being maintained.

In the US we are scheduled to see the Treasury auction $32 billion of 3-year notes.

Nearer to home, the Euro was adversely affected by the Russian Banks’ debt restructuring plan. The head of the Russian Association of Regional Banks said that the rescheduling of loans worth about $400 billion was under discussion.

Home loans rates stay high

UK home loans rates remained strong as UK data dented the chances of a Bank of England interest rate cut this week. The ISM manufacturing index dipped to 50.8 from 50.9 but analysts had expected a bigger drop to 50.4.

While new orders and production improved slightly, several of the components were weak in November. However, some in the market had feared a reading below 50, which would have indicated a contraction in activity.

There was limited reason for optimism in the report, particularly given a sharp fall in the employment component, which does not bode well for Friday’s key US jobs report and may add weight to the chances that the Federal Reserve will cut interest rates again.

Deterioration in employment at this stage could solidify the case for further US rate cuts. Despite the recent short-covering exercise, further dollar weakness remains the overwhelming likelihood by the end of this week..

Meanwhile, UK consolidate debt loans rates stayed high as the PMI survey dented the chances that the Bank of England will cut interest rates on Thursday. The CIPS PMI index of manufacturing activity accelerated sharply to 54.4 in November from 52.8 in October, well above analysts’ expectations for a slight moderation to 52.5.

The MPC is scheduled to make its monthly interest rate decision on Thursday. Though the vote is expected to be tight, the majority in the market are forecasting they will leave rates on hold.

Interest rate decisions will provide the focus of the week, with a decision by the Bank of Canada scheduled for todayand from the European Central Bank on Thursday.
Meanwhile, investors will also be monitoring Wednesday’s US ISM survey on the services sector as well as Friday’s crucial non-farm payrolls report for November.

Loan calculator considers 5.25 stable interest rates

As this was a quiet trading period in Europe due to the extended bank holiday there is not much to report, however as people prepared to close down for the approaching Easter weekend on Thursday last week, the Bank of England announced that it would keep base rates on hold at 5.25% for the third consecutive month.

Attention will now turn to the minutes which are due on 18th April for any indication of when rates are next to due to go up, with many commentators expecting a possible rate hike in May.

A close eye will also be kept on retail sales data released by the British retail consortium this week which may add fuel to fire for those on the MPC wanting a hike in rates with more relevance on the PPI and CPI data out early next week.

The short fall in substantial economic data apart from the solid data out last Friday showing stronger than expected job creation and stronger-than-expected non-farm payrolls data will have helped limit the dollars weakness where it seemed market participants were reacting to the slightest noise created.

In the commodity markets the recent drop in oil prices due to the easing of tensions between the UK and Iran is also a story worth keeping an eye on because the impact oil has on the state of the US economy.
